How about "Dia ada di rumah" ?

She is at home.

How would an Indonesian differentiate between "she stays at home" (while others go out to party) and "she lives at home" (as in she is there right now; no special outdoor program made by family)?

We need context to differentiate.

For example, 'to stay':

A: Thanks for visiting my family. By the way, where is Tini? She's not coming with you?

B: No. She's staying at home. She's sick

'Dia tinggal di rumahnya' was not accepted. Should it be?

That would mean "She stays at her house"
